Morguard North American Residential REIT owns 47 properties consisting of 16 Canadian multi-suite residential properties comprising 56 low-rise, 5 mid-rise and 13 high-rise buildings and 31 U.S. multi-suite residential properties consisting of 29 low-rise properties (comprising 304 two-storey buildings and 224 three-storey buildings) and two mid-rise properties, having a total of 13,532 residential suites. The properties are primarily located in urban centres and major suburban regions in Alberta, Ontario, Colorado, Texas, Louisiana, Alabama, Georgia, Florida, North Carolina and Virginia. Four properties located in Mobile, Alabama, held for sale were sold during Q3-2017. By suites, 42% of properties are located in Canada and 58% in the US. Approximately 2% of suites are located in Alberta. Approximately 85% of the suites in Canada are located in Toronto and Mississauga, both of which form part of the Greater Toronto Area. The largest holdings in the US are located in Florida.
The REIT completed its initial public offering in Apr-2012 using the $82.5M raised to purchase a property portfolio from Morguard Corp.(MRC). The portfolio consisted of 14 Canadian multi-unit residential rental properties and three U.S. multi-unit residential low-rise properties. The initial properties consist of interests in 5,439 residential suites that are located in Ontario, Alberta and Louisiana. Morguard Corp. retained a 68% interest in exchange for the property portfolio. Morguard Corporation also owns an approximate 43% interest in Morguard Real Estate Investment Trust (TSX: MRT.UN) and an estimated 28% effective interest in the Morguard North American Residential Real Estate Investment Trust.
